Lease Term and Security Deposit

Agreement Term

We have agreement terms from 6 to 11 months.

Lock in period

Lock in is the minimum duration of stay at our premises which is 3 months.
If you decide to leave before lock in period ends, Rent would be payable for the number of days remaining in the lock in period on a pro rata basis.

Notice Period

All our tenants are expected to serve one month notice before vacating the premises. This one month notice can be served post completion of the three month lock in period.
Incase the tenant fails to serve the complete one month notice period the balance days rent would be payable by the tenant on a pro rata basis. Prior to a tenant vacating the premises.

Security Deposit

We take two months rent as security deposit.
For bookings made in advance tenants would be required to pay a non refundable token amount which forms part of the two month security deposit.

Deposit Refund

The management will do a thorough inspection of the state of the property for any damages. Post which the security deposit will be refunded within 14 days of the leaving date.

Deposit Adjustment

We do not adjust deposit against notice period.

Bond Agreement

We make agreements for every resident staying at our premises on stamp paper. A physical copy will be shared with tenant on request. Stamp duty charges as applicable.

Rent Payment

Monthly rents are payable in advance. Each month you will be sent an invoice on your registered email ID with a payment link. You can use Netbanking, Debit card, Credit card or online wallet to make payments online. We provide a system generated rental receipt every month. Our formats are acceptable by HRA standards.

Payment Deadline

We have a deadline of 5th of every month. For rents delayed beyond 5th of the month, we have a late payment fee of INR 500 per day from due date till the date of actual payments.
The late payment fees will be deducted from the security deposit. If the rent is not received by 15th of the month a seven day notice will be served wherein the client will have to make the payment within this period or vacate the premises.

Room Booking

Schedule a Tour

You can schedule a tour through our Website or Facebook page.
Once you have visited our property and selected a room. We will send you an email with payment and agreement details.
A room will only be taken as confirmed once the payment is made.

Tenant Profile

We are a service tailor made for young working professionals and students. The management reserves the right to accept or reject an application on basis of profile it deems fit, in keeping with the community living objective.

Service & Concierge

Housekeeping

Housekeeping would be provided by the management the scope of which includes

  1. Sweeping and mopping of the premises
  2. Cleaning of bathrooms
  3. Laying of beds
  4. Cleaning of doors and window panes
  5. Dusting of furniture

Restrictions & Conduct

Guest Policy

Guest visitors are allowed. The host resident is responsible for the actions of their guests.
It is at the discretion of the management to allow overnight stay for visitors.
Incase accepted by the management overnight stays of the tenants visitors would be chargeable at a per night charge of INR 500.

Community Rules

Residents staying at our properties are expected to respect the privacy of other housemates and keep the noise level within the tolerance of others in the Premises and reduce if requested to do so.
No pets allowed.
Smoking and alcohol consumption in designated areas only. Other banned substances will not be allowed. Incase it is brought to the managements notice of any activities being carried out at the premise which are illegal in nature the same will be reported to the concerned authorities.

Alterations, Theft & Damage

Alterations to any electrical or furnished fittings will not be allowed. Theft and Damage will be penalized as per actual value of the products in question.

Personal Belongings

The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither management nor it’s vendors shall be held liable/responsible for the same.
For general maintenance and/or showing the premises to any prospective tenants, management shall keep an extra key of the premises. It is advised that all tenants to keep their valuables locked at all times.

Home Furnishing

In the case of theft/loss and damage of any furnishing or appliance in the property, all the tenants staying at the concerned premises at that point of time shall be held responsible.
A reasonable sum shall be deducted from security deposit of tenants towards compensation of the loss/ theft and damage or an amount as mentioned under deposit refund policy. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.

Agreement Termination

The management reserves the right to terminate an agreement based on conduct or violation of any of the policies set by the management.
You can terminate your agreement by simply sending us an email at hello@livingquarter.co.in. Post the completion of your lock in period. Your notice period begins once the email has been received by the management.
